Wayland Property Tax Estimator for FY09

All tax values calculated are annual values.
(NOTE:  Calculations are preliminary)

What is your current home assessment?
     (note:
please do not enter any commas or decimal places)

Don't know your assessment? Look it up here  (this link will open a new window; enter your address in the box and hit the Submit Query button)

Allowed amount under Proposition 2½ (this increase will occur with or without the override passing), including additional CPA taxes
Increase due to:
     passing the Operating Override (3.97%)
     passing the Debt Exclusion (0.49%)
(note: this amount is not a permanent tax increase)
additional CPA (if both operating override and debt exclusion pass)
Total Increase due to Override and Debt Exclusion if they pass
Total Tax Increase from FY08 from allowable 2½% increase and Override and Debt Exclusion if they Pass

FY09 Taxes if Operating Override and Debt Exclusion Fail:
FY09 Taxes if Only Debt Exclusion Passes
FY09 Taxes if Only Operating Override Passes
FY09 Taxes if Both Operating Override and Debt Exclusion Pass

Note:  these values are approximate: they are based on the assumption that your assessment will go up by the same percentage as the town as a whole.  Assessment changes vary, however, so your taxes may go up by more or less than these amounts should your property assessment growth differ from the average.  Numbers may not sum precisely due to rounding.    If you would like complete detail on the change from FY08 to FY09 taxes, click here for our more detailed page.
